Deals
Create a deal for every reservation, sale or rental, link it to the client and unit, and track it to completion while the listing updates itself.
A deal is one transaction on a unit: a reservation, a sale or a rental. It holds the client, the other party, the unit, the final price, the commission and the dates. Create a deal when a client reserves or buys, then record payments as they come in.
Open DealsWho can do this: owner and managers. Plans: Growth, Pro and the free trial.
Create a deal
There are two ways:
When you move a lead to Won in the CRM, its page shows a Create deal button. The deal is pre-filled from the lead:
- The title from the lead's request or the unit they were interested in.
- That unit (or project), and the price from the estimated value or the unit's price.
- The commission rate from the listing's Commission (%).
- The lead's assigned teammate as the Closing agent.
- The type: rent, primary for a project, resale for a resale unit, otherwise sale.
If the lead already has a live deal, the button becomes Open deal instead of creating a duplicate.
Every deal gets a ref like DL-4F2A9C you can search by.
Deal details
Deal details
- Deal title (required).
- Deal type: Sale, Resale, Primary (developer) or Rent.
- Your client: the Buyer or Tenant, from your contacts.
- The other side: Seller, Landlord or Developer, if you have them as a contact.
Unit
- Listing: search by title or code. Picking one fills in the price, commission rate, project and currency if they're empty. Its status follows the deal.
- Project: for primary deals, or when there's no specific listing.
- Unit details: free text, e.g. "Bldg 12 · Unit 304".
Price & commission
Final price (or Rent value), currency, commission, agent share and due date. See Commissions.
Dates
Reservation date, Contract date, Handover date. For rentals: Rent start and Rent end.
Notes and save
Anything to remember about the deal, then save.
Deal status and the listing
Change the status from the menu at the top of the deal. If the deal is linked to a listing, the listing's status changes automatically and you'll see a message like "The listing is now marked reserved":
| Deal status | Listing | Date filled if empty |
|---|---|---|
| Reserved | Reserved (if it was available) | Reservation date |
| Contracted | Reserved (if it was available) | Contract date |
| Completed | Sold, or Rented for a rent deal | Handover date, or rent start |
| Cancelled | Back to Available | |
| Refunded | Back to Available |
Listings are protected
A listing only goes back to Available if no other live deal still holds it. And a sold or rented listing is never pulled back to Reserved by another deal by mistake.
Cancelled and refunded deals don't count in deal volume, commission earned or outstanding.
The deals list
Deals shows each deal's ref, client, unit, price, commission, collected, owed, due date, status and commission status. You can:
- Search by ref, client, unit or project.
- Filter by status (tabs above the list), Deal date, type and commission status.
- Export CSV (Pro).
Deleting a deal
The deal and its payments are deleted. Expenses stay but are unlinked from it. A unit held by this deal goes back to available.
Linked units can't be deleted
As long as a listing or project is linked to deals, you can't delete it from the catalog. Archive it instead.
Deals & commissions
Track every reservation, sale and rental, your commission on each deal, what's collected and what's still owed, plus expenses and net, in one place.
Commissions
Set your commission on each deal as a percentage or fixed amount, split it with the closing agent, track what's collected and overdue, and print a commission statement.
